THE INVESTMENT PERSPECTIVE

Why multifamily?

Rental housing can offer several sources of opportunity. Each property deserves its own analysis.

INCOME

Recurring rental potential

Rent from multiple households may support ongoing income. Vacancy, operating expenses, and repairs affect the cash flow you actually retain.

VALUE

Long-term appreciation

Location, demand, property condition, and operating performance can influence value over time. Appreciation is not assured.

TAX

Tax considerations

Depreciation and eligible expense deductions may affect after-tax results. Treatment varies; review your situation with a qualified tax professional.

DEMAND

A lasting housing need

People need places to live, but rental demand is local. Review employment, household formation, competing supply, and affordability.

FROM ANALYSIS TO OWNERSHIP

How an acquisition works.

A disciplined process helps turn a promising property into an informed decision.

  1. 01

    Define & analyze

Clarify your market, budget, and objectives. Review rents, occupancy, operating expenses, condition, and comparable sales.

  2. 02

    Position the financing

Discuss lender requirements, equity, loan terms, and debt coverage. Test how changing rates and income affect your assumptions.

  3. 03

    Investigate the details

During due diligence, verify leases and financials; coordinate physical, title, insurance, and other professional reviews.

  4. 04

    Prepare & close

Resolve contingencies, finalize financing and closing documents, and coordinate funds and the transfer of ownership.

  5. 05

    Plan the operations

Set up management, reserves, maintenance, and reporting. Compare actual results with your original plan.

KNOW THE NUMBERS

Four metrics. A fuller picture.

Useful starting points—not substitutes for reviewing the property, financing, and underlying assumptions.

01 / CAP RATE

Income relative to price

Net operating income ÷ purchase price
Usually expressed as a percentage. Net operating income is property income after operating expenses, before debt service and income taxes.

02 / GRM

Gross Rent Multiplier

Price ÷ gross annual rental income
A quick comparison of pricing against gross rent. It does not account for operating expenses or financing.

03 / CASH-ON-CASH RETURN

Cash flow on invested cash

Annual pre-tax cash flow ÷ invested cash
Typically expressed as a percentage. Financing terms and cash invested directly affect the result.

04 / DSCR

Debt Service Coverage Ratio

Net operating income ÷ annual debt service
A measure of income available to cover loan payments. A ratio of 1.0 means income equals debt service; lender requirements vary.
